Full Home Inspections

When considering the purchase of a new home, a complete home inspection is strongly recommended. Pre-Listing Inspections

A pre-listing inspection is performed by the seller before they list the home in order to reveal possible surprises that could sabotage the sale of your home. By knowing the condition of your home before you sell it, you have the opportunity to fix or replace those items that could compromise your home’s value.

Four Point Inspections

When changing home insurance companies, many will request a four point home inspection before issuing a policy. A four point inspection only covers the four main areas of your home: roof, HVAC, plumbing and electrical systems.

Wind Mitigations

A wind mitigation inspection examines how wind-resistant your home is, which here in Florida is important to know about. The inspection report details features that protect your home in the case of a violent storm, such as door and window coverings, hurricane clips and protection against water. A wind mitigation is not required by Florida Homeowners. However, by demonstrating a high level of protection against storms, it can result in huge savings off your insurance bill. 

Warranty Inspection

Brand new homes usually come with a one year warranty from the builder. Pelican Property Inspections can come out to help identify and document issues that need to be repaired in your new home during this one year period before you are responsible for them.

Condominium Inspections

An inspection of a condominium is just as important as it is on a house. In fact, the largest concern with a condo is moisture penetration. The potential sources of moisture in a condo are numerous. Leakage from the exterior, adjacent condo units and plumbing from inside the unit are just a few areas. By using our infrared cameras and moisture meters, we search for these areas of moisture and determine if they are active in your unit.

Infared and Thermal Imaging

We have invested heavily in the tools and equipment that will make our inspections thorough and precise. We use infrared cameras to help us locate issues that may not be visible. Thermography is the use of an infrared imaging and measurement camera to “see” and “measure” thermal energy emitted from an object. These thermal imaging cameras are a critical tool that can help us locate “cold” and moist areas behind walls, like the kind where there might be faulty plumbing or mold.

Drone Inspections

When certain areas of a property are inaccessible by our inspectors or when features such as a steep roof put our team in high risk situations, we turn to the use of high quality drone footage. At Pelican Property Inspections, we have FAA certified drone pilots to perform aerial inspections of your property. For home buyers and sellers a drone inspection is a critical in sale process. A home’s roof is probably the most expensive part of a home and getting high quality inspection image from a drone helps potential buyers understand the exact condition of the roof before they buy.
